Written authorization of a pet is required, which shall be documented in a separate Pet Rider to be signed by both tenant and landlord. No exotic pets or visitor’s pets, except those that have received expressed prior permission from the Landlord. $50.00 service charge for each violation. More than two violations during your lease period may result in the termination of your lease. If an unauthorized pet is discovered on the premises, the Tenant shall immediately seek authorization from the Landlord for the pet and if the Landlord authorizes the pet the Tenant shall pay any and all necessary pet rent or security deposit immediately. For the purpose of assessing the amount of said rent and deposit the Tenant agrees that such amounts shall be calculated as though the pet was present on the Premises on the first day of the Tenant’s lease term and shall take the form of additional rent to be added to Tenant’s next scheduled rent payment. Assistance or companion animals are not pets. Assistance or companion animals are governed by Landlord’s policy on reasonable accommodations. All canine pets must be DNA registered with the office prior to moving into the apartment.
